Real Estate Investor Seeks Leads Analyst - Lead Generation
SUMMARY: Filter incoming leads and submit offers to sellers or their agents. DESCRIPTION: My marketing system yields more leads than I can handle particularly because I have a full time job. The leads come mostly through incoming phone calls...some by text some by email. I would forward them to your phone. Your job is to: 1. Qualify the leads. Ensure that they meet my buying criteria. 2. Forward them an offer; 3. Maintain your progress through a spreadsheet log on Google Docs. STATISTICS: Average Incoming Phone Call leads per day: 3 Average Incoming Email/Text leads per day:2 You will be expected to close 8% of these leads. E.g. For every 50 leads that come in, you should close four. EXPERIENCE REQUIRED Must be familiar with terms like "lease purchase" or "owner financing" Experience dealing with motivated sellers or their agents Ability to overcome objections with beneficial alternatives Real Estate License a plus but not required. COMPENSATION: I propose the usual Real Estate agent payment of 7% per deal. (Average profit per deal: $2500.) But I believe this is not permitted with Elance's protocol. So submit your offer. Keep in mind that the calls from the leads may come in at any time of the day, so I will not necessarily need to contract you for any specific period of time. You will need to be flexible.
